No, when you purchase your home at Oswego you are buying deeded whole ownership real estate. It is like buying a recreational condo with all the services, amenities and benefits of a hotel.
At Oswego, we’ve created an owner usage program that genuinely seeks to meet your needs, both as a recreational owner desiring to use your suite for great year round getaways, and as an owner wishing to use your suite for extended stays to take advantage of Victoria’s mild winters.
Buyers will have use of their suite for 150 days of the year. When not in residence, owners place their suites in a professionally managed rental pool from which they will receive rental revenue.
This highly flexible owner usage program will also ensure that the hotel will be able to maintain a fully functioning, highly personalized service level making Oswego a top destination choice for visitors and tourists to Victoria.
In the summer months, May 16 to November 15, owners can use their Oswego suites for up to 60 days, and up to 14 consecutive days.
In the winter months, November 15 to May 16, owners can enjoy maximum benefit of their suites. Stays up to 90 days, consecutively or in smaller increments are permissible, making your Oswego vacation home, your perfect West Coast get-away from long cold winters at home.
When you are not in residence at Oswego, you will enjoy the benefit of a professionally managed hotel operation that will rent out your suite to other lucky visitors who appreciate the boutique hotel way-of-life. We’ll manage all of the details for you and help you realize revenue.

Boutique Hotels of British Columbia is a local company led by Mike Duggan, a tourism professional with 20 years of experience in hotel management, most recently as General Manager of the award-winning Pan Pacific Lodge in Whistler. Through Mike’s extensive tourism industry involvement, including his post as past chairman of Tourism British Columbia, he has established a “dream team” of top professionals in hotel marketing, management, finance and human resources. The Boutique Hotels of British Columbia management group’s extensive experience with strata condo/hotels will ensure an efficient and professional operation.
Each suite will be fully furnished and have all the comforts of home. Fully equipped kitchens right down to the dishes, bedrooms with queen beds, comfortable living room furnishing including a pull-out sofa and Indulgence Spa Bathrooms.
The move from your home to your resort home will be stress-free. If you give the concierge a call, he can even arrange for pre-arrival grocery service, so you can come ‘home’ to a stocked fridge.
The choice will be yours, if you wish there is laundry service so that you can spend your time “vacationing” or if prefer, you can go to the hotel guest laundry room on the 4th floor, open for all to use.
Should there be any damage or misuse of your suite while under the care of the Management Company we want you to rest assured that all will be taken care. This could and would range from extra cleaning to replacing any damaged items in your suite.
Yes we would love for you to bring your pet along. We will even have a special “welcome gift” waiting for “Rover’s” arrival. The hotel cleaning staff will do a thorough clean at the end of your stay to ensure your suite is in top condition for future guests.
The O’Bistro and adjacent Garden Terrace provide several intimate seating areas, including a grand fireplace and bar in a West Coast setting. A bistro menu service will be available for a light lunch, snack or dinner. In addition complimentary continental breakfasts will be served at the bar each morning. And of course, room service can have this all delivered to the comfort of your private suite.
In addition, conference space is available in the hotel, for a fee, to host meetings or gatherings.
A fitness room and outdoor Jacuzzi tub are available to all guests and a landscaped Zen Garden will help you enjoy the lush West Coast foliage.
Some of the items included in your monthly fees are: common area cleaning, elevator maintenance, garbage removal, hydro, insurance, landscape maintenance, management fees, fitness room and jacuzzi maintenance, and window cleaning.
